Important Information to all Guests
 
1. Your room is not reserved until the Contract has been signed and returned to Acorn Cabins, or if the booking has been made by telephone and the purchaser instructs Acorn Cabins to place a none refundable deposit charge against their credit card this also denotes acceptance of all the terms and conditions set out below.
 
2. Cancellations – All cancellations must be in writing.  Your reservation is not canceled until you have a written confirmation from Acorn Cabins.We are aware there are times when this may be necessary. Our cancellation policy is – we must be informed 14 days before the date of your arrival for Cabin rentals. Any person canceling a reservation inside these dates will be liable for the entire reservation period – there will be no exceptions to this rule. If the rental can be re-let you will receive a refund for part or all of the rental period minus a non-refundable booking fee taken at the time of your reservation.
 
3. Deposit and booking fee – When booking a room at the Cabins there will be a non-refundable deposit of 20.00% of the total booking fee. If your reservation occurs on a Holiday the non-refundable deposit will be equal to 1 nights stay. Cabins will also require a 1 night minimum non-refundable deposit for stays of 6 nights or more. (Anyone making a reservation inside our cancellation policy period may be asked to pay for the reservation in full.)
 
4.“No – Shows” will be charged for the entire stay unless the room can be re-rented – less non-refundable deposit.
 
5.Equipment – Please notify us if you find anything not working or not to your satisfaction and we will do our best to resolve the problem. We cannot be held responsible for mechanical failures or power outages and we cannot rectify problems when you leave or at a later date.
 
6.Payment – We accept cheques if received 14 days prior to arrival for the full amount required with a credit card number to hold the reservation. Visa/Mastercard or cash.
 
7.Smoking - We are a non- smoking facility. Smoking is permitted outside only. Any person caught smoking in the rooms will be asked to leave without a refund.
 
8.Pets – We do not accept pets. Sorry this is for the consideration of our other guests. It is a class three misdemeanor to bring pets into accommodations that prohibit them.
 
9We reserve the right to refuse service deemed by the management to be unfit to take possession of the accommodations and will not be responsible for loss of valuables, money, and damage to vehicles or personal injury to any member of your party during or after your stay. You are fully aware that all members of your party use these facilities at their own risk.
 
10.Check-in time is between 3pm and 9pm – unless other arrangements have been made. No early check-ins please!
 
11..Check-out time is 11am prompt. Late check-outs without permission will be charged at $25 per hour or per day after 3pm.
 
12.Candles, because of the obvious fire hazard, candles are not permitted. Any person caught using candles will be asked to leave without refund.
 
13. Barbeques are not permitted at the Cabins. Our insurance does not cover these items.
 
14. Cleaning – There is no extra charge unless we find evidence of Smoking, Pets, and Candles, dirty dishes or excessive general cleaning. Please treat our property with care and respect. We know accidents happen so let us know and we will be willing to work with you. Any of the above will result in extra charges being placed on your credit card up to $200 but not limited to that.
 
15.Boathouse - Please do not jump or dive off the boathouse roof. Any person doing this will be asked to pay for any repairs to the roof or railings. You enter these facilities at your own risk. The Canoe is provided for your entertainment free of charge. Paddles and life vests are also provided. Please limit your time using the canoe to 2 hours. Using the canoe is completely at your own risk.
 
16.

Occupancy.
Occupancy is strictly limited to two people per bedroom, anyone exceeding this number will be charged and asked to leave as per the NC Inn keepers Hospitality Laws for early evection.

The number of people (including children) must be stated and agreed by management before taking possession of the Cabin keys. If the number of people stated on our online booking form changes before check-in management must agree to the change, charges will apply.

No parties, fraternities, sororities or school groups, all visitors must be approved by management and leave the property by 12 pm as per the Lake Lure Vacation Rental Regulations.
 
 Pursuant to North Carolina statute, you are notified of the following. The right and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to tenancy and expedited eviction of tenants. Your signature on this agreement or payment of monies or taking possession of the property after receipt of this agreement is evidence of your acceptance of this agreement and your intent to use this property for vacation rental.
